There is something going in the corner of Trenholm Plaza by Chico's. One of the waitresses at Rosso thought it might be a small garden courtyard, but nobody really seemed to know. That might be nice, but losing several more prime parking spaces in the often full lot will hurt.

Trenholm Plaza Parking is a premium on the weekends...I sometimes have a need to go to the post office on a weekend and the Forest Acres Post Office here in Trenholm Plaza is open until 2:00 (as is Sandhills on Clemson Road) and so I typically have to park behind the building so as to not have to fight the main lot...many spaces here are rarely vacant for long...

  2. What is it that makes Trenholm Plaza so successful? The people, location, the stores, management? Could the management do the same in another part of town?

  3. I think the biggest thing keeping it going is the strong residential base Forest Acres has.

    Forest Acres (in general) is the most expensive area as far as commercial real estate lease rates according to a report I downloaded and read from Colliers Keenan several years ago. The reasons being little available land, strong residential base and a high occupancy rate.

    Trenholm Plaza is managed by Edens (formally Edens & Avant). They actually developed several shopping centers in Columbia (and they are known for being successes):

    - In 2004 they redeveloped Woodhill Mall into its current Shoppes at Woodhill layout (my late grandmother lived in Rosewood for much of her adult life and made it just long enough to see the finished product of the upgrade and she was so pleased with how it turned out)
    - In 2012 they redeveloped the site of the former Kroger (4305 Ft. Jackson Blvd.) into what we now know as Cross Hill Market (anchored by Whole Foods Market)
    - In 2007 they developed and built the Target-anchored Lexington Pavilion (with junior anchors Best Buy, World Market and PetSmart).
    - Somewhere in the 2010-12 timeframe they developed the Publix-anchored Hendrix Crossing (847 Highway 378 W, Lexington) but they've divested themselves of that property
    - The section of Columbiana Station between Target and Publix is also Edens owned and managed

    Anyone that has been to Greenville and seen The Fresh Market-anchored Forest Park (intersection of S Pleasantburg & Laurens Rd up there), that's another shopping center they developed (ca. 2007-10) but have since divested themselves of it.

    I think that (like anything else) it's a matter of finding a store that people like that the demographics of the area can support.

  4. I hear a Lululemon store and yoga studio is going in somewhere over near Rosso. I'm not too familiar with the layout of all of the stores over there so maybe it's going in another space. That weird curvy roofline makes me think it might be part of that. Their stores have bizarre storefront designs sometimes!

  5. Trenholm Plaza has always been a success as long as I can remember. Many of Columbia's upper middle class and upper class live in the surrounding neighborhoods of Lake Katherine, Forest Lake, Forest Acres, and the posh Heathwood neighborhood is not far away either. Add to the fact that one of the few private schools in Cardinal Newman was just down the road for decades up until last year, plus the most exclusive Country Club in the Midlands in Forest Lake CC is only a few blocks up Trenholm.
    Families would always stop there to eat at Hooligans, stop at Fresh Market, or Tapps when it was in there. Standard Federal Bank used to be where the NBSC is now.
    Plus, I think it is just the right size. It has never really grown from it's early footprint as long as I can remember. You can walk all the way around it once you park. You have grocery stores, restaurants, coffee shops, a PO, two banks, retailers, gift shops, Honey Baked Ham, etc.
    Richland Mall on the other hand went from awesome open air mall to a giant enclosed mall that tried, but never could compete with Columbia Mall, and later Columbiana Mall. Therefore it simply imploded.
    Columbia Mall started going South once Columbiana Mall was built, but especially when Gen X graduated from RNE & SV in the late '80s, mwent off to college and took their money with them.
